Establishments: Any info on rent being isk/NeX, and on instances?

As a more economically focused player, I have some questions on my mind about Establishments.

First of all, do we know if Establishments are instanced or actual physical locations? I think there's a real opportunity for a real estate market, which could add some real content for traders.

Will rent and furniture be Isk or NeX? I'm assuming furniture will be NeX (as it's cosmetic), but I'm concerned that we might be seeing rent and other incarna related in-game services creep into the microtransaction model, which would make trading less dynamic (as all NeX related trades are essentially PLEX trading in disguise).

Oh my... and here I was thinking that video games could encapsulate things outside of arcade shooters. Is that what EVE is?

Establishments = Good (probably)
Aurum = Bad

Therefore establishments + Aurum = ???

I won't be touching establishments if they force me into Aurum.

Whether or not you win the game matters not.  It's if you bought it.

yeah, but if CCP has their way eve is going to become House & Garden cable network the video game

What I would like to see:

Rent: ISK
Basic furnishings: ISK
Fancy furnishings: AUR, but can be sold on the market, and hence bought by someone else for ISK.

Bribes to cover the sale of contraband: ISK, but willing to accept AUR.

The contraband itself would be an ISK transaction. This last is the most important, as boosters are contraband, and are a game effecting item. As such, it should be ISK.

Top Chef would be pretty cool in EVE imo
