Looking for HS EC to operate from

Hey all,
I'm looking for a HS EC to run industry from, it should include copying, research and manufacturing modules. rigs are not so important, but would be nice whatever it may be.
Should based somewhere near Jita, lets say up to 8 jumps. And system index should be acceptable probably up to 3% or something. And EC tax also somewhere up to 3% as well.

If you are a happy owner of such property and would like to rent me a spot I'd be glad to work there, and who knows maybe we can cooperate someday.

System index is going to change day to day, and any such systems are likely burnt out within a day or two of it being at a low index.

It's almost true and wrong. System index indeed going to change slightly but the mount of production needed to change it significantly is huge. And while there is a chance it will burn out most of the time it won't happen I am now coming from another system I've been there for a year and the reason I left is not the system index

System is fairly quiet. And the office rent is 1,000 ISK currently. IDK why. Take advantage while you can.

With a name like "Tau" I doubt that 4.0 is the upper limit to his malfeasance.

My advice is that lowsec, if not NPC nullsec way more proftiable due to the presence of higher value ores and sites

I consider myself to be a small-time industrialist. I only have 5 industry characters, of which only 2 are fully trained (all skills at level 5 in Science and Production).

My friend with at least 22 accounts of industry characters, is at least nice enough to warn me when he is about to do a batch submission. He can raise the index significantly within an hour. While he's submitting the jobs, he tells me it is quite annoying that he constantly gets the notice that the job cannot be submitted because the index has changed. i.e. he's changing the index that rapidly.

I've not been working my 5 industry chars hard in a while (most have slots idle), yet I'm currently keeping a lowsec system around 2.4 with just small "keep busy" jobs.

We've just shutdown all our hisec manufacturing (6 Raitaru) and the 7th research Raitaru will be taken offline next month. I noticed with a laugh that the manufacturing index in the hisec system has dropped to 0.08 and it is probably the first time I've seen an index that low. The system is far enough from Jita that most of our friends have declined our invitations to use the facilities, and we stopped using Red Frog; when we were only 4 jumps from Jita, Red Frog was much more practical.

My original point being that public EC tend to have a high index if they are located anywhere desirable.
