How do big trades get safely transacted?

I'm about to be in the market for a wormhole, but Eve being Eve, I'm wondering how such trades get done in a way that both sides are guaranteed not to get screwed over?

For example, if I pay a billion isk for a wormhole, what's to keep the seller from not giving me the entrance? Or vice versa, if he gives me the entrance first, how can he make sure I just don't seed it with another character and pass on paying him?

Chribba or Steve Ronuken are two well-known and much respected players in the 3rd Party field.
