How did you get started? Group of friends? I can't really see it any other way with that much isk involved, you really need to trust people. This is eve, and that's just about impossible to do. I'm not sure how viable getting a rental system would be, again lots of isk involved and vulnerable. I'd imagine especially in that situation. Trying to see what others have to say about it.

eve is a game build on opportunity and reputation.
Reputation is to know who is who.
Opportunity for the isk.
There isnt a linear way because if there would all would do it and it would run dry.
Examples of past opportunities:
Moon goo, goons know something about it that is how some made trillions of isks due to some changes leaked from test/chaos server.
Skins when they introduced the change for permanent skins each skined ship become a permanent one, so a cheap frigate which cost 20 cents to be colored become a permanent one and had it's value multiplicated by 10.
SP extractors, before bad trained characters were almost worthless, veeeeery cheap once the changes started to take shape some people understood it, you could buy a 60-90 milion bad trained character VERY cheap. Wait the patch and sell it's SP for the current value of the plex "max profit" it netted me like 10X increase of the capital i invested in it.
Rorquals if u had a relative secure nullsec pocket with people able to keep it secure you could get 400m/hour that was pretty much great return. You could buyback ur investment in a few days and then just print isk.
Limited edition stuff, long time ago everyone was gifted aurum, and much of the people bought the monocles (one i have) for aurum and sold it for isk, so they were reaaaaaly underpriced, then they were removed from shop, in time price sky rocketed.
Same thing can be said about the coat, it was limited and had the CCP word (cos the fkd up) that it will remain UNIQUE, so it's price went up from 100m to 1b, in time they arrived to cost 15b .

Some do it normal way, goons used to afkrat in deklein it was slow but steady, in time, they had years it pilled up.
Others run incursions, other haul items and some run missions.

As for putting up ur chain, usually it involves work of more people it's kinda hard to build titans on ur own, so being part of a bloc which can afford and can defend u is ur best bet. When the renting was at it's peak, before sov changes everyone had their rules about super building, some allowed it only if u sold it to them after for a reasonable price, other didnt at all. Some didnt cared, last ones were usually more risky. But it depends, usually u need to research by yourself by talking and checking whom u are dealing with.

Who makes supers now, 100% coalitions do, if u want to remain neutral and dont be part of any u still need sov, but then u need to see who rents sov, and what conditions and what is their reputation in time.

Opportunities multiply as they are seized.
