If you don't mind paying and you need a bit more than just recording, check out http://www.telestream.net/screenflow/

But OBS Studio is amazing, free, and should suffice for most of your needs.

Synium Software has a brilliant program available called Screenium 3.

This will let you record a (user defined) area, a single window, the entire screen or an iOS device. It costs $49.99 but it's well worth the money.
