Massive fps drop possibly associated to rats

Just real quick, throw out there posts.
When I'm in belt, with the fps unlocked, I get about 300 Ish fps on max settings on 1080p, but this also happens at any resolutions or settings.
And at any moment that rats arrive, the fps drops to below 30 fps and it's worse the more there are, I haven't even tried a mission.

I have all the resources downloaded.

Just wondering if someone else is experiencing this.
